Terms and Conditions

1.      To reserve the Property the Client should make a booking enquiry through this website. Upon confirmation of availability a non-refundable deposit (£150 per booking) will be required within 14 days to secure the booking. Following receipt of the deposit, the Owner will send a confirmation letter / e-mail. This is the formal acceptance of booking.
 
2.      A security deposit of £100 is required to cover accidental damage to the Property or its contents. The Owner will refund the balance of the security deposit within 2 weeks of the end of the rental.
 
3.      The balance including security deposit is payable not less than 8 weeks before the start of the rental period. If payment is not received by the due date the Owner reserves the right to give notice in writing that the reservation is cancelled. If the Owner is able to re-let the Property the Owner may refund the deposit. If booking a holiday within 8 weeks of travel, the full amount (including security deposit) will be required at time of booking.
 
4.      The apartment will be cleaned prior to your arrival and we expect that the property is left in a clean and tidy condition at the end of the rental. The Owner reserves the right to make a retention from the security deposit to cover additional cleaning costs if the Property is not left in a suitably clean condition.
 
5.      The security deposit will be returned in full within 2 weeks of the end of the rental, once we have had confirmation from our local agents that the property has been left in a clean, tidy and undamaged condition and that no major items are missing. We know accidents do happen and this deposit will not be used for the odd broken cup or glass; we will discuss with you first if we intend to retain any deposit. We have never had to use this deposit so far and we see it as a deterrent, not a means for anything else.
 
6.      The maximum number to reside in the property is 6.
 
7.      No all male / all female group. This is a couples or family apartment only.
 
8.      No pets or smoking are permitted inside the apartment, including the balcony area.
 
9.      The property will be ready from 3.00pm and we request that you vacate by 10.00am. These times may be negotiable.
10. All guests should behave responsibly when using both the private and communal facilities at the property and should not cause nuisance or excessive noise nor spoil the enjoyment of others. 
 
11. The Owner shall not be liable to the client a) for any temporary defect or stoppage in the supply of public services to the Property b) for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other measures beyond the control of the Owner
 
12. Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner for the rental period.
 
13. The Client is advised to take out travel insurance which covers cancellation and cover for personal belongings as the Owner's own insurance does not cover the Client's personal effects.
